GrandShare is the premier expert on fractionally-owned, truly private second homes.  Since 2007, sellers and their agents have looked to us for assistance through the entire process.  We provide marketing support for selling, all the documents, all the paperwork and all the after-closing property management and administration.  Be aware! This is not timeshare.  This is undivided, fee simple title and interest.  At virtually any destination in the country/world, a second home can be owned at a fraction of the cost. At the core of our business is The GrandShare System, which forms the basis for the collection of services we provide. Although simple on its face, the GrandShare system is really quite complex. Through years of development, we have succeeded in creating a patent pending system, which addresses and satisfies all of the obligatory hurdles one must overcome, as well as the potential stumbling blocks one might encounter, when buying or selling fractional real estate, particularly for the independent project. We have also gone far beyond this by building into our system various features that make fractional ownership hassle-free and a pleasure to be a part of.

The beauty of The GrandShare System is that it is both adaptable and scaleable. No two projects will be the same, yet each project will comprise common elements. We know that each project will require some level of customization and we are happy to provide this – in fact we encourage it. This is actually the part of fractional real estate that is fun, and the part that will ensure lasting satisfaction. Although the other less appealing aspects are necessary, you can be assured that all of the details will be taken care of so that you can make the most of your time.

The GrandShare system comprises many components. Which components of the system will be put to work for you will depend on who you are and your intended objectives.

The GrandShare system facilitates participation in fractional real estate by individuals in the following categories:

  1. Buyers– those wanting to purchase a fractional interest in one or more properties
  2. Sellers – those wanting to fractionalize a currently owned property, with fractional interests being sold to a group of buyers

While different components of the GrandShare system are directed at assisting, or are modified in some way to assist, the above-identified specific groups of people, the following components are typically common across all groups.

  1. Pre-Closing. Preliminary groundwork services offered by GrandShare:
    • Document Review and Due Diligence/Feasibility Study – Master deed, CC&R and other relevant documentation review and analysis to ensure all laws and policies are being complied with
    • Liaison – Interface with State and local real estate boards or divisions, as well as HOAs, etc.
    • Priority Reservation System – Implementation of a priority reservation system, if necessary
    • Financing Assistance – Information on available financing options
    • Customization of Operating Agreement
    • Establishment of Use Schedule
    • GrandShare provides Seller and real estate agent with the purchase contract addendum language which discloses to all parties (including closing agent) that Seller and Buyer intend to convey and receive title fractionally
  2. Concurrent with Closing. Services rendered at closing:
    • Provide closing instructions to closing agent
    • Provide seller and real estate agent with purchase contract addendum or modified purchase contract
    • Coordinate execution of Operating Agreement
    • Establishment of executive committee
    • Providing each Owner a copy of the GrandShare Owner Handbook
  3. After Closing. Administrative or management services offered by GrandShare:
